Canopy’s Edge · Lakeside Villas
Privacy Policy
Your privacy matters to us. Here’s how we look after your information when you enquire, visit our website or choose to stay connected.
Last updated: 28 October 2026
About this policy
Canopy’s Edge is operated by K & V Enterprises Pty Ltd (Canopy’s Edge) (“we”, “us” or “our”). This policy explains how we collect, hold, use and share personal information in connection with our website, property enquiries and marketing.
Personal information is information or an opinion about an identified person, or someone who can reasonably be identified.
This policy explains our practices. It does not replace the separate choices we ask you to make about email updates or customer-list advertising.
Information we collect
Depending on how you interact with us, we may collect:
- Your name, email address and phone number.
- Details you provide about your enquiry, villa interests and inspection requests.
- Correspondence and follow-up notes relating to your enquiry.
- Your marketing preferences, including when and how you gave or withdrew permission.
- Website usage information, such as your IP address, browser, pages visited and interactions, through the tools described below.
We collect information when you submit a form, contact us, attend an inspection or update your preferences. We may also receive enquiry information through our authorised sales representatives and property or social media platforms through which you enquire.
You can choose not to provide information, although we may then be unable to respond fully or arrange the service you request. Please avoid including sensitive information that is unnecessary for your enquiry.
How we use your information
We use relevant information to:
- Respond to enquiries and provide information you request.
- Arrange inspections and follow up on your property interests.
- Maintain enquiry records and coordinate our sales services.
- Send email updates where we have permission to do so.
- Run customer-list advertising where you have separately opted in.
- Understand website use, improve our services and assess campaign performance.
- Meet legal obligations, protect our systems and address disputes.
Your marketing choices
You’re in control. Email updates and Meta customer-list advertising are separate choices. You can choose either, both or neither. Your choices won’t affect how we respond to your enquiry.
Email updates
If you choose to stay in the loop, we may email you about Canopy’s Edge villa availability, new releases, upcoming stages and inspections. You can unsubscribe using the link in our marketing emails or by contacting us.
Our enquiry form asks you to choose Yes or No, with neither answer preselected. Selecting No means we will respond to your enquiry without signing you up for ongoing email updates.
Facebook and Instagram advertising
If you separately opt in, we may share your email address with Meta through its customer-list Custom Audiences service. Meta uses it to try to match your Facebook or Instagram account so we can show you Canopy’s Edge advertisements.
The matching process converts your email address into a coded value, known as hashing. This supports matching but does not make the information anonymous.
We will not treat an unanswered Meta checkbox, an enquiry or an email subscription alone as permission to upload your email address. This permission covers Canopy’s Edge customer-list advertising, not unrelated businesses or the creation of lookalike audiences.
You can withdraw this permission by emailing sales@canopysedge.com.au and asking to be removed from Meta customer-list advertising. We will stop future uploads of your details and arrange removal from active customer-list audiences we manage. Meta may take time to process the change.
You may still see Canopy’s Edge advertisements through other advertising methods or your interactions with Meta. Withdrawing customer-list permission does not switch off all advertising or website tracking.
Read Meta’s Privacy Policy (opens in a new tab) for information about its practices.
Who we share information with
Where relevant to the purposes described above, we may share information with:
- Industry Estate Agents, which has access to Zoho CRM contacts to assist with Canopy’s Edge enquiries and sales follow-up. This agency access is limited to CRM contacts.
- Website hosting, IT, enquiry management and email service providers.
- Meta, for customer-list advertising when you separately opt in.
- Professional advisers, regulators or other parties where required or authorised by law.
Our enquiry and email platforms:
- Zoho CRM (Australian region): manages contact details, enquiries and marketing preferences.
- Zoho Campaigns (Australian region): manages email marketing campaigns, subscriptions and unsubscribe preferences.
- Google Workspace: supports our business email and enquiry correspondence.
For more information, read Zoho’s Privacy Policy (opens in a new tab) and Google’s Privacy Policy (opens in a new tab).
We provide service providers with information relevant to their work and take reasonable steps to protect it. If a proposed business sale or restructure involves personal information, we will handle any disclosure in accordance with applicable privacy obligations.
Cookies and website analytics
Cookies are small files stored on your device. Cookies and similar technologies can help websites function, remember preferences and measure how people use them.
Meta Pixel
We use Meta Pixel on our website to help measure advertising results, understand visits and support relevant advertising on Facebook and Instagram. It can send Meta information about pages visited and actions taken, together with technical information such as IP address, browser information and cookie or device identifiers. Meta may associate this activity with your account.
Meta Pixel tracking is separate from uploading an email address to a customer-list audience. Choosing not to share your email address for audience matching does not, by itself, disable Meta Pixel.
You can manage cookies through your browser and review advertising and off-Meta activity controls in your Facebook or Instagram account settings. These controls may limit some tracking or personalisation; they do not necessarily prevent all data collection. Blocking cookies may affect website functions.
We may also use Google Analytics to understand website traffic and improve our website. It may process usage information and online identifiers. Read Google’s Privacy Policy (opens in a new tab) and its Analytics opt-out information (opens in a new tab).
Email engagement: Depending on campaign settings, Zoho Campaigns may record email opens and link clicks to help us assess campaign performance. You can unsubscribe from marketing emails using the link in each campaign or contact us with questions about email tracking.
Overseas handling
Some technology or advertising providers may store or process personal information outside Australia.
We use the Australian regions of Zoho CRM and Zoho Campaigns. Australian-region hosting does not necessarily mean that all provider support or associated processing occurs only in Australia.
Google and Meta operate global services. Information handled through these services may be processed outside Australia, including in the United States and other countries where the providers and their service providers operate. Locations depend on the service and arrangements involved. Their privacy policies, linked above, explain their international processing practices. You can contact us for further information about overseas handling.
We take reasonable steps required by applicable privacy law when arranging overseas disclosures. Simply submitting an enquiry does not waive your privacy protections.
Storage, security and retention
We take reasonable steps to protect personal information against misuse, loss, unauthorised access, modification and disclosure. No method of online transmission or electronic storage is completely secure.
We retain information for as long as reasonably needed for the purposes described in this policy and applicable legal obligations. When it is no longer needed, we take reasonable steps to delete or de-identify it, subject to lawful retention requirements.
We may keep limited consent and suppression records to document your choices and help prevent unwanted future marketing.
Access, corrections and complaints
You can ask to access the personal information we hold about you or request correction of information that is inaccurate, incomplete or out of date. Contact us using the details below. We may need to verify your identity.
If we cannot fulfil your request, we will explain the reason where appropriate and let you know how you can raise a concern.
To make a privacy complaint, contact us and describe your concern. We will review it, make any necessary enquiries and aim to respond within 30 days. If we need more time, we will explain why and keep you informed.
If your concern remains unresolved, you may contact the Office of the Australian Information Commissioner (opens in a new tab), subject to its jurisdiction and complaint requirements.
Links and policy updates
Our website may link to external websites. Their operators manage personal information under their own policies, which we encourage you to read.
We may update this policy to reflect changes to our practices or obligations. The current version will be published on this page with its updated date. Where required, we will provide additional notice or seek fresh permission before a new use of your information.
Publishing an updated policy does not automatically give us new marketing permission.
